Twilight view of a contemporary custom home with black cladding, warm wood, and glowing interior light

Custom homes · North & Central Texas

Land first. Then the house.

A quieter way to build: the site, the drawing, and the cost direction are settled before the first pour — then raised with local craft.

The house should feel inevitable — as if the lot had been waiting for it.

01 — Approach

Luxury, without the fog of a custom build.

Goldshire Builders designs and constructs residences across North and Central Texas. We start with the land: live oak, limestone, prairie light, and the way a lot sits to the sun. From there the architecture is drawn, specified, and priced with enough clarity that you are never making irreversible choices in the dust of a jobsite.

It is a design-led sequence — closer to a well-run atelier than a revolving door of subcontractors — so the finished house has one voice, from the drive to the last door pull.

Three principles of the build

I · The site

Read the lot before the floor plan

Setbacks, breeze, live oaks, and the neighboring roof lines come first. The plan is drawn to the ground it will occupy — never dropped in from a catalog.

II · The drawing

Specified before we break ground

Finishes, millwork, and the cost direction are aligned while the project is still on paper. Construction then follows a locked set, not a moving target.

III · The craft

Raised by people who know this climate

Texas heat, sudden storms, and caliche soils are not afterthoughts. We build with crews who already understand how houses here should last.

  • Texas limestone
  • White oak
  • Blackened steel
  • Warm plaster
  • Bronze hardware

02 — Rooms & sites

Quiet rooms, wide light, a Texas horizon.

03 — Process

Four movements. No mid-build scramble.

Traditional custom building leaves too much unresolved until the framing is already up. We invert that: decide while it is still cheap to change, then build without theater.

  1. Walk the land

Deed in hand or still looking — we walk the ground and set a truthful range for the house the site can carry.

  2. Shape the brief

Rooms, rituals, and the way you actually live. The brief becomes the measure every later drawing is held against.

  3. Lock the design

Plan, elevations, interiors, and a cost direction you can stand inside of. Once the set is signed, the guessing ends.

  4. Raise the house

One line of accountability from foundation to last finish. You stay informed without becoming the contractor.

04 — The land

From the Metroplex to the Hill Country.

We work where the light is long and the lots still have character — not every corridor, only the ones we can build with care.

  1. 01 · DFW

    Dallas–Fort Worth

Tree lots, modern infill, and new ground at the edge of the prairie — drawn for shade, porch life, and the scale of North Texas streets.

  2. 02 · ATX

    Austin & the Hill Country

Limestone, cedar, and grades that ask for a lighter footprint. Homes that step with the land instead of flattening it.

Rollingwood · Dripping Springs · Lake Travis · Wimberley

  3. 03 · Brazos

    Waco & the Brazos Valley

A slower grain of town and ranch. The same standard of detailing, without a metropolitan address.

Woodway · China Spring · Hewitt · College Station

  4. 04 · North of the line

    Collin, Denton & beyond

If the lot sits in North or Central Texas and the brief is serious, we will look at it. Geography is a preference, not a fence.

05 — Inquire

Start with a conversation, not a contract.

Tell us where you want to build, roughly what you have in mind, and a range you are willing to speak about. We will reply with whether we are the right fit — and what a first site walk would look like.

  • A reply from a principal, not a call center
  • No obligation and no drip campaign
  • Honest feedback if your lot is not a fit

No commitment. A clear starting point.
